Fort Benjamin Harrison was first occupied by troops in 1908, the same year Building 13 was constructed as the Commissary. The original brick structure along with its additions exhibit a simple Colonial Revival aesthetic featuring symmetrical facades, clean lines & minimal ornamentation. The Fort Harrison Re-Use Authority acquired the property in 1995 when the base closed. As part of the transfer process, covenants were placed     on contributing buildings by the State Historic Preservation Office in order to preserve the character. In 2005, the developer obtained the former Commissary with ideas of adaptive use for office space.

 

Jacobs Pannicke Architects, Inc. (JPA) provided the developer with a customized renovation package to create a cohesive design that is compatible with the varied business requirements of the tenants. A new common entry featuring shared amenities forms the core of the building. Interior spaces had to be ingeniously planned to function within the existing 8-foot column grid. Exterior renovation entails minimal disruption to the historic fabric with restored multi-light windows, new roofing & a new main building entry.

 

Jacobs Pannicke Architects, Inc. consulted with the State Historic Preservation Office for compliance with the covenants & also obtained a Construction Design Release from the State Building Commissioner. Lawson Elser, Inc. acted as the structural engineer on Building 13 with Congden Engineering, Inc. aiding in the civil design. Mechanical, Electrical & Plumbing are design-build. JPA will remain involved with this project through its completion by providing Construction Administration. JPA has also been commissioned to do Historic Rehabilitation Tax Credit Applications & Construction Documents to complete office space for two of the new tenants.
