Located in the Ransom Place Conservation District, the simple unadorned aesthetic of this apartment building blends with the modest vernacular houses also found in the area. Constructed circa 1940, the three-story building features a double-loaded central corridor accessing fourteen efficiency apartment units per floor. Vacant for several years, the building remained in relatively good condition suffering only from water infiltration caused by a deteriorated roof system.

 

Renovation plans for the building entailed the creation of market rate apartment housing with updated kitchens, finishes and mechanical systems. In order to create larger, more desirable units, eight efficiency apartments were reconfigured into four one-bedroom units, six efficiency apartments were retained per floor. Laundry facilities and tenant storage spaces were carved from the unfinished basement space.  A new signature entry with off-street parking is located on the north side of the building. The new entry system provides an accessible path leading to four adaptable units on the first floor.

 

Jacobs Pannicke Architects, Inc. now known as ARCHitecture trio, inc. worked with the owner and developer to design the new unit layouts and common corridor improvements to meet the Rehabilitation Standard of the Indiana Building Code along with completing the Construction Documents for the interior renovations and site improvements. coordinated Hoffman Engineers, Inc. orovided services to update all mechanical systems. Construction Administration services were provided along with the documents necessary for Indianapolis Historic Preservation Commission (IHPC) approval.
