Constructed in 1918, this St Joseph Historic Area apartment building had 37 apartment units over three floors and the basement level.  The building possesses a double loaded central corridor that runs through the building and connects three distinct pods. Each of the pods originally housed twelve units - four per floor with one additional unit in the basement.      

 

In 2000, the building suffered a catastrophic fire that destroyed the entire roof and caused significant water damage. Damage from the fire, smoke and water, as well as being open to the elements over the winter and spring required that the entire building be gutted down to its original wood floors and structural clay tile walls.

 

Building renovation began with the repair of the masonry cornice in preparation for a new roof. The new configuration accommodates 19 apartments - six per floor with an additional unit in the basement. The units are a combination of one and two bedroom units. 

 

Jacobs Pannicke Architects, Inc. now known as ARCHitecture trio, inc. worked with the developer to design the new unit layouts and common corridor improvements to meet the Rehabilitation Standard of the Indiana Building Code along with completing the Construction Documents for the interior renovations. The design coordinated with structural engineer, Hoffman Engineers, Inc., and the general contractor on exterior repairs required due to the fire damage. Construction Administration services were provided along with the documents necessary for Indianapolis Historic Preservation Commission (IHPC) approval.  The State Historic Preservation Office was also consulted in regard to Historic Rehabilitation Tax Credit Applications which were prepared as part of the project.
