The mission of Near North Development Corp. (NNDC) is to generate social & economic vitality through public-private partnerships that deliver positive residential & commercial development in their Indianapolis community. Leading by example, NNDC is relocating their headquarters to a Victorian style house constructed in the late 1800s. The structure stands in excellent condition with repairs required only due to neglected maintenance from years of standing vacant along with alterations to the front & rear porches completed at an unknown time.
Jacobs Pannicke Architects, Inc. (JPA) first became familiar with this building through the LISC Commercial Façade Program where the developer was awarded funds to perform necessary exterior repairs. However, they realized that in order to make the building viable, they would have to add amenities for use as a contemporary business office.
JPA devised Construction Documents for new front & rear porches. Basing the design on historical evidence & similar surviving examples, a new wood front porch was fashioned. The rear of the building was reconfigured within minimal disruption to the existing floor plan. The enclosed porch was reworked to exhibit a historically appropriate appearance incorporating required dimensions for accessibility. The new entrance sequence includes improved parking with a concrete ramp. JPA attempted to minimize & unite the ramp appearance by incorporating design elements from the building along with landscaping buffers. An expanded restroom, meeting the Americans with Disability Accessibility Guidelines, was added to the interior as well as a server closet to provide telecommunication connections.
Jacobs Pannicke Architects, Inc. coordinated with the developer to devise multiple options for providing accessibility. Upon selection of the appropriate scheme, the plans were further refined & Construction Documents were completed. In addition, JPA also aided in obtaining the required Regional Center Approvals.
