The Randall and Thayer Buildings are located on a prominent corner of the National Register Courthouse Square district in Greenfield, Indiana. Constructed in the late 1800s, they are considered contributing resources providing a visual anchor to the downtown region. Both buildings have housed a variety of uses until they were vacated in 2004. Major alterations to the exterior were limited to the removal of the decorative cornices and corner dome.

 

Jacobs Pannicke Architects, Inc. now known as ARCHitecture trio, inc. was selected by the Alliance for Community Education (ACE) to conduct an investigation into the potential adaptive use of the buildings to house a community-learning center accommodating several different colleges. Programming requirements included shared classrooms some of which would feature video conferencing and computer access that would otherwise not be available to students. ACE offices, other meeting and public spaces were also part of the overall program.

 

The existing Building Conditions were investigated including a Code Analysis focusing on accessibility and egress requirements. Interviews were conducted with ACE and college representatives to develop Rehabilitation Recommendations that would fit the needs of the multiple user groups. Proposed Floor Plans utilizing as much of the existing fabric were developed as a means of potential cost savings. A Cost Magnitude was developed as well as Ongoing Maintenance Costs as part of the feasibility study. This information aided in the decision by ACE not to procure the buildings.
